When completing an EICR, any defects that are found will be classified as one of the following:
C1

C2
Potentially Dangerous
C3

Any C1 or C2 codes would mean an unsatisfactory outcome. In the event of a C1 or C2, we will inform you of all of the faults within your property that need to be repaired in order to make the electrical components in your property safe to use.
No matter how well you look after them, all of the electrical installations in your property will begin to deteriorate over time due to regular use. As such, your property will need to be inspected every few years so as to maintain the safety of the building. The regularity of having an Electrical Installation Condition Report completed varies depending on the property. A new domestic building will have a EICR certificate that will be valid for 10 years. After this, the property will need to be inspected every 5 years. On the other hand, a commercial property will need to have an EICR completed every 3-5 years, if not even more regularly.
If you are a landlord then you will also need to provide an Electrical Test Certificate to any new tenants. As of the 1st July 2020, any change in tenancies must have an Electrical Safety Inspection before the new tenant moves in. If you currently have an Electrical Test Certificate, it must be within 5 years of its test date in order to be valid. Landlords must also have their properties tested every 5 years.
